Executive Summary
The Pirate Complex, which includes baseball, softball, tennis, and soccer/football practice fields along with concessions, press boxes, and a tennis fieldhouse, is generally in good condition following multiple construction and renovation phases between 1990 and 2018. All fields are grass-surfaced with irrigation. The tennis courts require renovation and repainting, upgrading all field lighting to LED would improve visibility and energy efficiency. Masonry structures are sound but need regular envelope sealing and interior refreshes. Repairs are needed for metal walls around the fields, and the original 1990 covered batting cage facility is due for major renovations. The 2018 batting cage facility remains in excellent shape. HVAC systems should be addressed with a replacement plan for units currently at or nearing life expectancy by 2029. Additionally, the district should consider installing artificial turf across all fields to enhance durability and reduce long-term maintenance. With consistent upkeep and investment in priority areas, the complex could continue serving the district effectively for another 20 to 25 years.
