Roof: Repair flashings at vents and HVAC units where deteriorated. Replace metal roof awnings on the east side of the facility and metal roof coverings adjacent to HVAC units. Repair areas of single ply roof system where there is visible ponding and bubbling. Ponding or pooling should be at least reduced if not eliminated, clear all drainage restrictions and consider improving roof grading when needed to promote drainage. Due to the age of the single ply roof and the average life of the type of roof covering, the district should evaluate and compare the cost of repairs vs. a new roof.
Interior

Interior Structure: Repair cracking and gaps in masonry wall structure; observe for movement. Repair or replace damaged and missing interior ceramic tiles, regrout and reseal as needed. Repair wall surface and refresh finished surfaces. Clean and refresh open structure ceiling finished surfaces in gyms. Replace tectum ceiling tiles that are stained or damaged. HVAC: HVAC units are in fair condition but 23 out of 25 units (92% of the campus's cooling power) have or will reach the end of their useful life cycle within the next 1-3 years. The district should further evaluate units and plan replacements in the next 1-5 years. Update duct work, web-based energy management system, test, and balance new HVAC units when installed

Actions to Improve the Educational Environment
The educational adequacy of the campus is in overall fair to poor condition and enrollment is outpacing the available educational space for programs. Classrooms are past recommended ratios, and several programs lack adequate space to meet their needs, while others are not offered altogether due to the lack of space. Technology and safety updates are needed, and the district should further evaluate educational needs for the secondary campus and prioritize facility updates for the next 5-10 years.
