Executive Summary
Completed in 1971, the Frankston Administration, Middle School and Elementary school campus has been renovated and added to over the years. The facility is in overall fair to poor condition and is in need of renovations and system replacements. Plumbing, electrical and mechanical systems are original to the facility and have led to ongoing issues around the facility. These systems should be further evaluated and potentially replaced due to age. The single ply roof system has reached the end of its useful life and at the time of replacement, repairs to the building envelop should be competed. Damaged gutters, downspouts and soffits should be replaced and any HVAC units past their useful life should also be replaced. Interior finishes are in overall fair condition but maintenance and potentially replacement is needed on several of them. The campus is at capacity and lacks additional space for growth. Due to the large Facility Condition Index the district should consider the value of extensive renovations and additions versus a newly constructed facility.
