Roof: Visible damage to the modified bitumen surface appears minimal with some evidence of ponding. However, damage is visible on the flashing, sealants, roof intrusions, parapet walls and HVAC units, lines and equipment. Based on evidence of water damage within the building on the roof deck above the ceiling grid and on ceiling tiles and walls, the roof system may have failed and may require replacement. In addition, the roof has reached its life expectancy of 20 years, so planning for replacement should is warranted. Per conversation with district, roof is slated for replacement at end of year 2024.

Interior Structure: Large crack across floor in cafeteria. Repair/recaulk interior joints and corners and seal cracks in CMU walls. Some of the VCT tiles on gym stairs are loose, chipped or broken. Some repainting and repair needed on sheetrock walls. Vinyl wallpaper is peeling in several areas and should be removed from all walls. Possible asbestos on popcorn ceilings of entry foyers. Several areas of bowed/drooping ceiling tiles, several stained due to roof leaks.
