Executive Summary
The East Wing of Breckenridge ISD’s North Elementary School campus was built in 1959. The North Elementary School campus is 3.91 acres in size with four permanent structures consisting of the East Wing (Cafeteria & Classrooms), the Middle Wing (Classrooms) 1959, the West Wing (office & Classrooms) 1982, and the Gym built in 2008. At the time of the site visit the North Campus was not occupied by students and was predominantly storage. The East Wing is in fair to poor condition. There are indications of some foundation movement on the north and west sides of the structure, the roofing needs to be replaced, and repairs are needed of other various building components. Determining the extent of foundation damage and cost to effectively mitigate the damage is key to determining if continued use of the facility is fiscally feasible. If the structure is to be utilized keeping the building envelope sealed is important to the building’s longevity. Re-sealing external masonry walls, and updating window systems are key parts of a well-maintained structure. The interior of this facility needs substantial updating and renovation if or when the building is to be occupied by students. In addition, the district should review and consider Safety & Security recommendations on the Facility Details page. In all, the cost of foundation repair and general maintenance not to mention ongoing utility cost could quickly match or exceed the cost of demolition. Determining long-term intended use of this facility is a key factor when considering cost benefit of maintaining or removal. With substantial renovations, updates, ongoing maintenance, and repairs this facility could continue to serve the district.
