Executive Summary
The Middle Wing of Breckenridge ISD's North Elementary School campus was built in 1959. The North Elementary School campus is 3.91 acres in size with four permanent structures consisting of the East Wing (Cafeteria & Classrooms) built in 1959, the Middle Wing 1959, the West Wing (office & Classrooms) 1982, and the Gym built in 2008. At the time of the site visit the North Campus was not occupied by students and was predominantly storage. The Classroom Wing is in poor condition with foundation movement observed and repairs needed of other various building components. Determining the extent of foundation damage and cost to effectively mitigate the damage is key to determining if continued use of the facility is fiscally feasible. If the structure is to be utilized keeping the building envelope sealed is important to the building’s longevity. Maintaining the building envelope by re-sealing external masonry walls, window and door frames are key parts of a well-maintained structure. The interior of this facility needs substantial updating and renovation if or when the building is to be occupied by students. In addition, the district should review and consider Safety & Security recommendations on the Facility Details page. In all, the cost of foundation repairs and general maintenance not to mention ongoing utility cost could quickly match or exceed the cost of demolition. Determining long-term intended use of this facility is a key factor when considering cost benefit of maintaining or removal. With substantial renovations, updates, ongoing maintenance, and repairs this facility could continue to serve the district.
