Exterior

Poor
Exterior Structure: Repair missing and cracking stucco on columns; Refresh finish and seal surface. Repair or replace damaged brick facia, re-grout areas as needed, clean masonry surface, apply algaecide, and re-seal surfaces.
Poor
Foundation: There are indications of foundation movement, recommend engineering study to determine cause and proper mitigation before expending substantial funds. Promote stable soil conditions around foundation by creating positive storm water drainage away from structure, eliminating standing water next to, or infiltrating under foundation.
Parking/Traffic: N/A
Site: M/A
Poor
Doors: Replace weatherstripping and door sweeps on exterior doors as needed. Replace interior and exterior door hardware as needed for ADA compliance and refresh finish surfaces.
Fair
Exterior/Interior Windows: Repair or replace damaged or missing window seals as needed.
Fair
Roof: Area 1: As per 2023.09 update survey roofing replacement is in progress. Continue maintenance as per manufacturer's recommendations. Observe roof at least annually and after any major weather event. Roof surface appears to be higher than common roof installations making roof drains and overflow scuppers very close to the same elevation. Also it appears to be fewer drain penetrations than commonly seen. Together this directs storm water to the overflow scuppers staining the building walls and depositing water right next to foundation. Recommend a design professional be consulted when new roofing system is installed.

Interior

Poor
Interior Structure: Seal slab cracking and observe for movement; If movement persists, consider engineering study. Repair or replace wall structure as needed to support loading and finish surfacing. Refresh high touched interior wall finished surfaces. Repair or replace damaged ceilings and refresh finished surfaces as needed. Replace damaged and stained ceiling tiles as needed.
Plumbing: N/A
Poor
ADA: Facility is mostly non ADA compliant. Facility should have an ADA accessible route connecting compliant parking, building entrances, public areas within the building, the stage, and compliant restrooms. Restrooms need updating to be compliant. Install complaint internal path to stage, lobby and restrooms.
Fair
Furnishing, Fixtures, Equipment: Update auditorium seating, lighting, curtains, control, and sound systems. Update restroom accessories and stalls for ADA compliance as needed. Repair or replace aged or damaged cabinets and countertops as needed.
Poor
Electrical: Install LED lighting. Remove all obstruction restricting access to electrical panels; Label floor if needed. As per 2023.09 update survey data system upgrades are in progress. Review intercom system, update cabling and devices as needed. Update audio and video equipment in auditorium. Install lighting control system. Mechanical systems 30 years or older should be inspected and repaired or replaced as inspection dictates.
Poor
Safety/Security: See Safety & Security recommendations on the Facility Details page.
Fair
Flooring: Deep clean, repair or replace aged and damaged soft surface flooring. Deep clean, repair or replace aged and damaged resilient flooring. Deep clean, repair or replace ceramic tile flooring, re-grout and re-seal surface where needed.
Poor
HVAC: Replace non-ADA compliant plumbing fixtures as needed. Repair, replace or re-locate plumbing supply lines and wastewater lines for ADA compliant fixtures. Mechanical systems 30 years or older should be inspected and repaired or replaced as inspection dictates.
