Executive Summary

The South Elementary School main building was built in 1959 with a classroom and library wing added sometime in the 1980s. The gym is a free-standing metal structure was added in 1983 followed by a modular classroom addition in 2018. Also residing on the 40 plus acre South Campus site is a track and field stadium with restrooms, concessions, training, press box, and bleachers along with 4 tennis courts. The main building and modular classroom are in fair to good condition with different maintenance and repair needs depending on age of the area in question. There has been progress made toward ADA compliance but there are still renovations needed to bring the facility into compliance. Stopping the foundation movement of the library wing addition is critical to the continued use of this addition. Re-sealing the building envelope, stopping all roof leaks, repairing and re-sealing exterior walls is very important to maintaining the interior structure and indoor air quality. Visually the 2017 single ply roofing appears to be in good to fair condition, but stained ceiling tiles observed is indicating roofing repairs are needed. The HVAC systems are mostly up to date with older units needing replacement found on the portables. In addition, the district should consider a classroom addition to replace portables and increase capacity, updating technology throughout the campus, along with kitchen renovations with possible addition to accommodate increasing campus capacity. Finish surfaces need to be updated and refreshed in the main building area. District should review and consider Safety & Security Recommendations on the Facility Details page. In all, the interior of the facility provides a well-maintained educational environment that is conducive to learning. Due to the high Facility Condition Index the district should consider the value of extensive renovations and additions versus a newly constructed facility. With updates, additions, renovations, and proper maintenance this campus should continue to serve the district for an additional 25-30 years.
